The buying process for building a new home differs from buying a resale home in many ways. To help you navigate the process with ease, we have dedicated Customer Experience Agents in each community. Below is a brief outline of the steps to get started. Before you know it, you'll be celebrating with family and friends in your new dream home.

Choose Your Home

Discovering the perfect place to call home begins with exploring different communities and visiting model homes. Take the time to see the layout of homes in person and experience the surroundings. This will help you find the ideal location and floor plan that fits your lifestyle and preferences. Our team is here to guide you through the options and help you find the community that feels like home. Out of town? No problem! We have served many families around the world and have experience in setting up tours and building homes from miles away.

    Secure Financing

    Once you've determined which community and floor plan works best for your family, you will want to secure financing for your new home. We recommend working with our preferred lender who is familiar with our build process, as the process can differ from purchasing an existing home.

      Writing a Purchase Agreement

      Writing a purchase agreement for a new construction home is more involved than when buying a resale home. Your dedicated Customer Experience Agent will go through all the details and the process of building a new home with you and explain what costs are involved. Together, you will work through each aspect as each situation is different. Having a prequalification from a mortgage lender when you sign your agreement and earnest money payment will allow you to secure your home and officially take it off the market.

        Design Center Meeting

        This is the fun part of the homebuilding process! During your design center meeting, you will have the opportunity to personalize your new home by selecting options for flooring, cabinetry, countertops, and more. Our interior designer will guide you through the options, helping you make choices that match your style and preferences. It's time to bring your vision to life and create a space that feels uniquely yours!

          Pre-Construction Orientation

          The Pre-Construction Orientation is an important step before breaking ground on your new home. During this meeting, our team will walk you through the details of the construction process, review the final plans, and address any last-minute questions. It's an opportunity to meet your building team and ensure you're fully prepared for the next steps.

            Pre-Drywall Orientation

            The Pre-Drywall Orientation is a key milestone in the construction of your new home. During this meeting, you'll have the chance to tour your home before the walls are closed in, allowing you to see the structural, electrical, plumbing, and other important systems. Our team will review any final details, answer your questions, and ensure everything is on track before drywall is installed.

              New Home Orientation

              The New Home Orientation is the final walkthrough before closing where we will take you through your completed home to review all details. During this meeting, we will go over the features of your home, including how to operate systems like HVAC, appliances, and more. Our goal is to ensure you feel confident and comfortable as you prepare to settle into your new home.

                Closing

                During closing, you will review and sign the necessary paperwork, finalize your financing, and officially take ownership of your new home. Our team will be there to guide you through the process. Once the paperwork is complete, you will receive the keys to your new home and can begin this exciting new chapter!

                  Warranty Program

                  At the time of closing, you will be introduced to your warranty coordinator and receive directions on how to sign up for the warranty portal. We will enroll your home in the 2-10 Home Buyers Warranty Program (2-10 HBW) which includes 1-year workmanship, 2-year systems, and 10-year structural coverage. You will be provided with a comprehensive guide to 2-10 HBW's warranty manual and schedule your 30-day and 11-month walkthroughs.
